Tenant Terms
Last updated: 28 August 2026
These terms are for tenants paying rent, and for people applying to rent. If you are a landlord, property manager or other real estate operator, your terms are at roofteller.com/terms.
In short
Your landlord uses Roofteller to collect rent. We give you a way to see what you owe and pay it, and a record of what you have paid. We are not your landlord. We do not set your rent, and we are not part of your tenancy agreement. Anything about the property, the tenancy or the amount is between you and your landlord.
1. Who we are
Roofteller is a brand of Tenalet Ltd, a company registered in Nigeria with registration number RC 8493617, registered office Plot 312 Olusegun Obasanjo Way, Wuye, Abuja, Federal Capital Territory. In these terms, "Roofteller", "we" and "us" mean Tenalet Ltd. "You" means you, the tenant or applicant.
Roofteller is not a bank. We hold no Central Bank of Nigeria licence. Banking and payment services are provided by licensed partners, and your money never sits with us: a rent payment goes through a licensed payment partner straight to the account your landlord nominated.
These terms apply when you use Roofteller to pay rent, to view what you owe, or to apply to rent a property. Our Privacy Policy (roofteller.com/privacy) explains how we handle your personal data and is part of this agreement.
You accept these terms when you use Roofteller. If you do not accept them, do not use it. You can always pay your landlord another way.
2. What we do, and what we do not do
We do: show you the rent your landlord has recorded as due, let you pay it through a licensed payment partner, send you receipts and reminders, and keep a record of your payments.
We do not:
- act as your landlord, or your landlord's agent;
- set, approve, review or negotiate your rent, charges or tenancy terms;
- hold your money: payments go through a licensed partner straight to your landlord;
- hold your security or caution deposit in escrow or in trust;
- decide whether you get the property;
- give you legal, financial or tax advice; or
- take part in any dispute between you and your landlord.
If you disagree with the amount, the due date, a charge, the property, or anything about your tenancy, take it up with your landlord. We can show you what your landlord recorded, but we cannot change it and we cannot arbitrate it.
3. Your account and how you sign in
You will usually arrive through a one-time link from your landlord. To use Roofteller you will need to verify your email address with a one-time code.
Keep your codes to yourself. We will never ask you for a one-time code, a PIN, or your card details. If someone asks you for these while claiming to be from Roofteller or from your landlord, do not give them, and tell us at [email protected].
You must be at least 18 and give us accurate information about yourself. Contact us if you want to close your account; we may need to keep some records (see section 8).
4. Paying rent
4.1 Check before you pay
Before you pay, check the landlord's name, the property, the amount and the reference. You are responsible for making sure you are paying the right person for the right thing. If anything looks wrong or unexpected, stop and speak to your landlord before paying.
Be alert to fraud. If someone asks you to pay to a different account "because the usual one has changed", verify it with your landlord by a means you already trust before paying anything.
4.2 Fees
A processing fee may be added to the amount you pay. If it is, you will see it before you confirm. The total shown at the point of payment is what you will be charged.
4.3 Timing
Payment instructions are usually processed immediately, but timing depends on the banking system and not on us. Do not leave it to the last moment if you must meet a due date. We are not responsible for a payment that arrives late because of a delay in the banking system or your bank, and we do not control any late fee your landlord applies under your tenancy agreement.
4.4 Payments are final
Once you confirm a payment, it cannot be recalled as of right. Nigeria's instant payment system settles in real time.
We do not give refunds. If you have overpaid, paid twice, or paid the wrong amount, ask your landlord: the money is theirs, and a refund is their decision. We will help you evidence what you paid. If a payment fails or is reversed by the bank, we will show that in your record, and your rent will remain outstanding.
4.5 If something goes wrong
Tell us within 30 days if a payment in your history looks wrong or you did not make it, and we will investigate with our payment partner. Reporting late may limit what can be recovered.
5. Receipts and records
We give you a record of what you have paid through Roofteller. This is a record of payments made through our platform, not a legal receipt from your landlord, and not proof that your tenancy is in good standing. Your landlord's own records govern your account with them. Keep your own copies; you can download your payment history while your account is open.
6. If you are applying to rent
If a landlord invites you to apply through Roofteller, some extra things apply.
You choose what to share. You give your own information, and you give your own consent before any check runs. If a landlord wants a credit report, we will ask you first, and no credit check happens without your consent. You can decline, though the landlord may then decline your application.
We do not score you. Roofteller does not rate, rank, approve or reject you, and does not recommend a decision. We pass on what you provide and what the verification partners and credit bureaus return. The decision is the landlord's alone.
Reports come from third parties. If you think something in a credit report is wrong, take it up with the credit bureau that produced it; we will tell you which bureau it came from.
Fees. Some checks cost money. The fee is shown before the check runs, and is paid either by the landlord or by you, as agreed. No check runs until consent is given and any fee is paid.
Your information is shared with the landlord you applied to. That is the point of the application. It is not shared with other landlords, and the landlord must keep it confidential and use it only to assess your application.
7. What you must not do
Do not use Roofteller to break the law, to defraud anyone, to pay for anything other than what the landlord has invoiced, to impersonate anyone, to launder money, to access someone else's information, or to attack or probe our systems. We may suspend or close your access if you do, or if a partner or regulator requires it.
8. Your personal data, and financial-crime law
Our Privacy Policy at roofteller.com/privacy explains what we collect, why, who we share it with, how long we keep it, and your rights under the Nigeria Data Protection Act 2023.
Two things worth saying here:
- Roofteller decides how it uses your data for its own purposes. It is not simply acting on your landlord's instructions. You can exercise your data rights directly with us at [email protected], and complain to the Nigeria Data Protection Commission at [email protected].
- Your landlord also holds your data for their own purposes and is responsible for how they use it. For that, contact them.
We and our payment partners are subject to Nigeria's anti-money-laundering and counter-terrorism-financing laws. That means payments are monitored, a partner may delay or decline a payment, we may be required to report suspicious activity to the authorities, and the law may prohibit us from telling you that a report has been made. Records of payments must be kept for at least five years, so we cannot delete your payment history on request within that period.
9. Availability
We try to keep Roofteller working, but we do not promise it will always be available or error-free. If you cannot pay through Roofteller and rent is due, pay your landlord another way. We are one route to paying, not the only one, and we are not responsible for a consequence under your tenancy of a payment you did not make.
10. Our responsibility to you
We provide the service "as is". To the fullest extent the law allows, we exclude warranties not set out here.
We are not responsible for: your landlord's acts, omissions, charges or decisions; the state, availability or legality of any property; a tenancy dispute; a payment made as you instructed it, including to a beneficiary you chose; a delay in the banking system; or loss caused by someone getting your one-time codes because you shared them.
Our total liability to you for all claims in any 12-month period is limited to the greater of (a) the fees you paid us in the 12 months before the claim arose, and (b) ₦100,000.
Nothing here excludes liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be excluded under Nigerian law. Nothing here takes away rights you have as a consumer that cannot be contracted out of.
11. Complaints and disputes
Talk to us first. Contact [email protected]. We will acknowledge within 2 business days and aim to resolve within 14 business days.
If your complaint is about a payment or account service provided by a licensed partner, we will pass it to that partner and help you follow it up. You can escalate to that partner's complaints channel and then to the Central Bank of Nigeria Consumer Protection Department. Nothing here removes that right.
These terms are governed by the laws of the Federal Republic of Nigeria, and the courts of Lagos State have exclusive jurisdiction over any dispute arising out of or in connection with them. Either of us may apply to a court for urgent interim relief, and nothing here prevents you from bringing a claim in any court or forum the law entitles you to as a consumer.
12. Changes and general terms
We may change these terms. For a material change we will give you at least 30 days' notice by email or in the app. Continuing to use Roofteller after that means you accept the change.
We may contact you by email, SMS or in-app about your payments and your account. You can opt out of marketing at any time, but not out of messages about payments you have made or owe.
The Roofteller app and website, and everything in them, belong to Tenalet Ltd. "Roofteller" is a registered trade mark of Tenalet Ltd. You may use the service to pay your rent and manage your own records; you may not copy it, resell it, or use our name or logo without permission. Anything you upload stays yours.
If a provision is unenforceable, the rest still applies. We may transfer our rights to a group company or a buyer of our business; you may not transfer yours.
